A great many Oxted gardens were carved out of, or up against, existing woodland. That means full-size oak, beech, ash and sweet chestnut standing twenty feet from a kitchen extension, rather than the planted ornamentals you would find on a newer development. These trees were never planted with the house in mind, and they keep growing at woodland scale.

In practice that means overhang across roofs and conservatories, root plates close to drives and patios, and canopies that put an entire rear garden into shade by mid-afternoon.
